- Standard Quality: For a home with basic finishes, nothing too luxurious but still comfortable and functional, the cost can range from £1,750 to £2,000 per m².
- Good Quality: This includes better finishes and more attention to detail, with costs ranging from £2,000 to £2,500 per m².
- High Quality: For a home with high-end finishes, custom details and possibly more complex architectural features, costs can start from £2,500 to £4,000 per m² or more.
Additional Costs
Beyond the basic construction costs, several other factors can influence the total cost:
- Land Cost: The price of the plot itself is a significant factor and varies greatly by location.
- Design Fees: Architect and design fees can range from 7% to 18% of the construction cost.
- Planning and Permissions: Costs for obtaining necessary planning permissions and building regulations approval.
- Utilities and Services: Connecting to utilities (water, gas, electricity) and services can incur additional costs, especially if the land is not already serviced.
- Landscaping: Designing and implementing a garden or outdoor space can add to the budget.
- Contingency: It's wise to allocate an additional 10%-20% of the total budget for unforeseen expenses. (We personally recommend 20-25%. This allows for a pot of 'fun-money' to invest in your ideal finishes and artefacts once you are past the risky stages of the build - kitchen upgrades would be an example.)

For a medium-sized home of 200 m², built to a good quality standard, the calculation might look something like this:
- Construction Cost: 200 m² x £2,050 (entry to good quality range) = £410,000
- Plus, assuming additional costs (design fees, planning permissions, utility connections, landscaping, and contingency) might add another 30% on top of this figure, you're looking at an additional £123,000 approximately.
- Total Estimated Cost: £533,000
Caveats
- Location: Building in London or the Southeast can be significantly more expensive than in other parts of the UK.
- Custom Features: Unique design features, luxury materials, and high-tech installations will increase costs.
- Market Fluctuations: Material and labour costs can fluctuate based on market conditions, supply chain issues and inflation.
