'Twisting Barn' in North Hertfordshire exemplifies the transformative power of innovative architecture in reimagining agricultural spaces into modern sustainable homes. This project involved reviving a dilapidated barn into a truly unique 21st century residence, showcasing Warehome's commitment to design excellence and environmental stewardship.

The Challenge

This project was extremely challenging and bespoke. Primarily, the challenge was to design a rural home that met the stringent criteria of Paragraph 79 (now Paragraph 84) and the National Planning Policy Framework (NPPF), necessitating a building that was not only of exceptional quality but also innovative and sensitive to its surroundings. These restrictions required a design that needed ... "[to be] of exceptional quality; be truly outstanding or innovative, reflecting the highest standards in architecture; [to] help to raise standards of design more generally in rural areas; [to] significantly enhance its immediate setting; [and to] be sensitive to the defining characteristics of the local area". This challenge was compounded by the barn’s precarious structural integrity and the severely restrictive budget within the environment of high costs typically associated with such ambitious situations.

Design & Innovation

The architectural solution for Twisting Barn was a symphony of historical respect and modern functionality, characterised by an innovative use of materials; utilising CLT (Cross Laminated Timber) and Glulam beams to marry the previous barn’s rustic aesthetic with cutting-edge building technology. Sustainable building practices are continued by incorporating high-performance triple glazing, blown natural fibre insulation and passive slab design to ensure the home’s energy efficiency and thermal comfort season to season.

Key innovations

Architectural Form: A twisting structure and shifting ridge beam not only provided a dynamic aesthetic but also optimised the building’s structural stability and material efficiency.

Strategic use of Space and Light: The building was designed to maximise natural light while creating flexible living spaces that adapt to changing needs.

Passive Slab: Bringing the thermal mass of the concrete foundations into the building helps to increase the thermal stability of the home and minimise cold bridges at critical points.

Timber Connections: Rather than using hundreds of connecting plates for the glulam timber structure, dovetail connections were machined into the beams, allowing a massive reduction in the steelwork package and carbon impact for this home.

Client Experience

Navigating the complexities and constraints of this project required a delicate balance between design aspirations and practical execution, a journey marked by rigorous planning and creative problem-solving. The clients wanted to be hands-on during construction so, to accommodate this cost-saving option, design decisions included a full 3D approach so that they could better understand the build. Warehome's procurement resolutions also took advantage of off-site manufacturing for the critical structural elements (CLT and Glulam frame) which would offer the clients the opportunity to complete the fit-out and finishes with confidence and peace of mind.

Reflections & Future Directions

This project had numerous hurdles to overcome. The elements key to its design success were our supportive interactions with the Council, the eagerness to positively react to the, then, Paragraph 79 threshold imposed upon us, an ability to balance learning with delivery and a genuine emotional drive to help the clients achieve their home aspirations. 'Twisting Barn' has been a pivotal project for Warehome, enhancing our expertise in managing highly regulated and technically demanding schemes. The experience has refined our approach to similar future projects, particularly those involving Paragraph 84 applications, where achieving harmony between innovative design and environmental sensitivity is crucial.
